Property Condition Assessments

AquaTerra prepares Property Condition Assessments (PCAs) for all types of improved commercial real estate. These assessments include detailed descriptions of the improvements, identification and cost estimates for deferred maintenance items, schedules of projected and capitalized maintenance items, and preventative maintenance items.

The on-site inspections consist of a walking tour of all building exteriors, the roofs and accessible exterior building features, a percentage of the interior spaces, all building common areas, mechanical rooms and maintenance shops, and other service areas.

The reports include extensive photographic documentation of the improvements and deferred maintenance items. This documentation, along with other graphics and tables, provides the information needed for equitable resolution of repair issues and projected annual reserves.

They are conducted according to ASTM Designation E 2018-99, Standard Guide for Property Condition Assessments.

Recent engagements completed by AquaTerra include Property Condition Assessments on over 3,900 apartment projects, 1,600 industrial properties, 2,500 shopping centers and 700 hospitality/mixed use projects.
